    Privacy Policy

    1. Who we are

    SacMetro.Homes (“we,” “us,” or “our”) is a small, owner-operated housing provider serving the greater Sacramento area. This Privacy Policy describes how we handle information about residents, prospective residents, and visitors to this website.

    2. Information we collect

    We collect only the information needed to operate the rental relationship:

    • Account information. Name, email address, and (for residents) phone number.
    • Lease and payment records. Lease terms, rent amounts, security deposits, payment history, and maintenance requests.
    • Rental application information. Identity, employment, income, and background-check details that you choose to submit during the application process.
    • Bank account information. When you connect a bank account for rent payments, your bank credentials are entered directly with our processor (Stripe) via Stripe Financial Connections. We never see or store your bank password. We receive only the limited data Stripe shares with us — typically the institution name, masked account number, account type, and balance and transaction information you authorize for reconciliation.
    • Web logs. Standard request logs (IP address, user agent, timestamp) generated by our hosting provider.

    3. How we use information

    • To screen rental applications and administer leases.
    • To collect rent, post charges, reconcile payments, and issue refunds.
    • To respond to maintenance requests and other resident communications.
    • To send transactional notifications about your account, lease, and payments.
    • To comply with applicable law (tax reporting, fair-housing recordkeeping, etc.).
    • To detect and prevent fraud and to secure our systems.

    We do not sell your information. We do not use your information for advertising or for any purpose unrelated to operating the rental relationship.

    4. Service providers

    We use a small set of well-established service providers to run the site and the resident portal. Each one receives only the data needed for its role:

    • Google Firebase (authentication, database, file storage, hosting).
    • Stripe, Inc. (payment processing and bank-account verification via Stripe Financial Connections).
    • SMTP2GO (transactional email delivery).
    • RentCast (anonymized market-rent estimates for properties — no resident data is sent).

    These providers process information on our behalf and are bound by their own published privacy policies and security practices.

    5. Bank data via Stripe Financial Connections

    When you choose to link a bank account for rent payments or for the provider’s cash-flow ledger, we use Stripe Financial Connections. You authenticate directly with your bank inside Stripe’s flow; your credentials are never transmitted to or stored by SacMetro.Homes. Stripe shares with us only the account details and transaction data you explicitly authorize, for the purposes you authorize. You can revoke access at any time through your bank or by contacting us.

    6. How long we keep information

    We retain account, lease, and payment records for as long as your relationship with SacMetro.Homes is active and afterward for the period required by California landlord-tenant law and our tax-recordkeeping obligations (generally seven years). Application materials for prospective residents who do not move in are retained only as long as fair-housing recordkeeping requires, then deleted.

    7. Security

    Data is transmitted over HTTPS and stored encrypted at rest by our service providers. Access to resident records is limited to the housing provider. Despite reasonable precautions, no online service can guarantee absolute security; please report any suspected unauthorized access to us immediately.

    8. Your choices and rights

    California residents have rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we hold about you, to request correction or deletion, and to opt out of any sale of personal information. We do not sell personal information. To exercise any of these rights, email us at sasha@sacmetro.homes. We will verify your identity before responding.

    9. Children

    The site and resident portal are intended for adults (rental applicants and residents 18 years of age or older). We do not knowingly collect information from children. Names and ages of minor occupants may appear on a lease as required by California rental law and are kept confidential.

    10. Changes to this policy

    We may update this Privacy Policy from time to time. The “Last updated” date at the top of this page indicates when it was last revised. Material changes will be communicated to active residents through the resident portal.
